…to transport passengers on an Alaskan getaway. The cruise ships are great for Seattle tourism plus local businesses and also treat Magnolians to a moving landscape from their very own yards. Some locals are upset with more Interbay traffic and up & down the Magnolia bridge. Others close to the pier complain of loud music and pollution created by the big boats, but mostly the cruise ships contribute to Magnolia views. One can’t deny the ‘cool factor’ when the ships announce departure from Puget Sound with the deep bellow of the horns.

Seattle sunsets with 202 scheduled cruise ships to set sail will create countless images and motion for folks to follow.

It’s estimated that each boat contributes $2 Million to the local economy and about 4,300 jobs to people around the Pacific Northwest. Many photographers, including ones within our real estate industry, capture ship traffic to add visual interest to pictures posted on our property listings. Thinking About Selling Your Magnolia Home? Need Some Tips? Here Is A Little Secret…

It is interesting to look at the market research and figure out how buyers find their Magnolia homes. Do they have a great Magnolia Realtor out there pounding the street? Maybe.. But , most Magnolia homebuyers start on the internet. Don’t get me wrong – I also am quite proficient at pounding the pavement for my clients, but if you want to get the most exposure when selling your home, then go with the best internet Magnolia listing agent possible. We will surprise you. I promise. We have a global reach that even surprises me sometimes. There is nothing more satisfying than selling one of our listings to an International buyer who would not have found us otherwise. Our Magnolia listings get exposure GLOBALLY.

There are others of course, but here is an example of a Magnolia view home that we sold:

These Magnolia sellers had several of the “TOP” Magnolia Realtors out and all of them with the exception of us told them that their home was worth far less than what we at Cooper Jacobs ended up listing it for. Not only did we take the time and really evaluate the market price that would hold up in the Magnolia real estate market, but we also took into consideration the current homes that were on the market – the ones that the buyers would be comparing ours to while on tour. Comparing your home to your current competition is a far better method of determining value than looking at historical sales. Sold comps are valuable as well, but the buyers on the street don’t care about those. If they like yours better and the price is in line with the others they are looking at, then you are going to look good. In addition, you have to take into account the Magnolia foreclosures and short sales on the market – there aren’t a ton, but they do affect your value. This Magnolia home was sold for over list price in just 3 weeks with multiple offers and many Magnolia listing agents and appraisers have called us since asking us to explain. The explanation is simple: take the time to really serve the client with both pricing and positioning. You need more than them just sticking it on Craigslist or Trulia or Zillow or their own little site. You need your Magnolia Realtor to seriously market your home on the internet. We do that. Again, as a seller it is important that when you are thinking about listing your Magnolia home you position it correctly not only for the Magnolia real estate market, but also for the internet and what these buyers are looking for. Remodelled Starbucks

STARBUCKS on Mc Graw Street Magnolia, WA

The Magnolia Starbucks remodel is complete and there are some good updates. There appears to be more room! The coffee station with milk and sugar is now in more accessible as an island instead of against the North wall so there are now two sides. I miss the ambiance of the old fireplace but the space is more open now without it plus it didn’t heat the area as intended. So now there are more places to sit and work with better options to sit hi or low and the counter area is fun to watch the Batista’s in action.

My favorite feature in the cafe is this enormous mural.

It’s the Magnolia bridge in the 1940′s from East facing West and very few homes on the ‘B Hill’. Come on in and get a cup of Komodo roast or a mocha etc. and enjoy the featured art on the back wall. They open at 5:30AM Monday through Saturday and 6AM Sundays. Open till 8:30PM every day of the week.

Magnolia Feels Like A Wind Tunnel Out There!

Wow! It is always sunnier in Magnolia, but the sunshine out there is deceptive so bundle up! I walked to the McGraw Starbucks this morning and felt like I was in an absolute wind tunnel coming off the A hill and down 34th. I had planned on walking the Magnolia Bluff, too, but decided to keep my ears on as they were cold enough.

Magnolia has so many great places to explore if you enjoy walking or running – or even cycling. My favorites are the North Beach Trail and the Loop Trail at Discovery Park. The Loop Trail is much less intensive than the steep hike back up from the beach and I tend to use it as my daily walk if I am not going around Green Lake or Lake Union. If I am feeling particularly motivated then I go for the North Beach trail. Other walks around Magnolia include along the Magnolia Bluff for great scenic Magnolia views. I love looking at the Magnolia view homes along the Magnolia Bluff as I walk and the scenery is ever changing with views of the Olympic Mountains, Puget Sound, Bainbridge Island, Alki Beach, and Downtown Seattle.
