Magnolia Village Condos

Magnolia Village Condos – Magnolia Village condos are truly few and far between. magnolia homes

This year according to the MLS, there has only been one sale in the close proximity to the Magnolia Village.  This sold Magnolia condo was in the Bellagio Condo building ( 2425 33rd Ave W, Seattle, WA 98199) and was unit #201.  It was listed for $436,000 and sold for $405,000.  This Bellagio Condo for sale was an end unit and just steps to all the cool stuff in Magnolia Village.  It was a 2 bedroom and 2 bath unit with 1373 square feet and tool 143 days on the market to sell.The monthly dues on it was $417 at last check.

The Magnolia Bellagio Condos were built in 2003 and finished in 2004 with 3 levels of condominium homes. They are located at the corner of 33rd West and Smith Streets in the very heart of the Magnolia Village and offer many great upscale amenities like jetted tubs, underground secure parking and storage. These are Magnolia condos that you will find nice finish work like granite slab counters and lovely walk in closets plus large layouts and radiant heated floors.  At last check, homeowner dues covered garbage and water and sewer and pets are allowed subject to restrictions.  There are 27 condos in The Bellagio with luxurious finishes and they simply do not come on the market very often.

The interesting thing about this is that many would be Magnolia condo sellers might be afraid to put their Magnolia Village condo on the market right now because they are frightened of the current Seattle real estate market. Real estate is VERY local and the Magnolia Bellagio Condo building has little turnover and homeowners here are for the most part NOT UPSIDE DOWN  unless they refinanced and took out more equity since purchasing their units.  Even in some of those cases the current demand for Magnolia condos is still strong enough that it could support additional values. This latest sale for example did not sell for less than it was purchased for.  In fact, it held its value through double digit declines since the date it was purchased.

Looking at other active Magnolia Village condos for sale right now, there is only one in the Villager on Magnolia building – a small Magnolia Village condo complex located at 2506 32nd Ave , Seattle, WA 98199The Villager on Magnolia only has 7 units and turn over is very rare.  It is an affordable Magnolia condo building with low dues and taxes and an excellent way to live in Seattle’s Magnolia neighborhood and enjoy all that others pay A LOT more to enjoy living around!

It is interesting to look at the market research and figure out how buyers find theirMagnolia homes. Do they have a great Magnolia Realtor out there pounding the street?

Maybe..

But , most Magnolia homebuyers start on the internet.  Don’t get me wrong – I also am quite proficient at pounding the pavement for my clients, but if you want to get the most exposure when selling your home, then go with the best internet Magnolia listing agent possible.  We will surprise you.  I promise.

These Magnolia sellers had several of the TOP Magnolia Realtors out and all of them with the exception of us told them that their home was worth far less than what we at Cooper Jacobs ended up listing it for.

Not only did we take the time and really evaluate the market price that would hold up in the Magnolia real estate market, but we also took into consideration the current homes that were on the market – the ones that the buyers would be comparing ours to while on tour.  Comparing your home to your current competition is a far better method of determining value than looking at historical sales.  Sold comps are valuable as well, but the buyers on the street don’t care about those.  If they like yours better and the price is in line with the others they are looking at, then you are going to look good.  In addition, you have to take into account the Magnolia foreclosures and short sales on the market – there aren’t a ton, but they do affect your value.

This Magnolia home was sold in just 3 weeks with multiple offers and many Magnolia listing agents and appraisers have called us since asking us to explain.  The explanation is simple: take the time to really serve the client with both pricing and positioning.  You need more than them just sticking it on Craigslist or Trulia or Zillow or their own little site.  You need your Magnolia Realtor to seriously market your home on the internet. Usually we like to walk Discovery Park’s Loop Trail or The North Beach Trail, but I wanted to be an urban hiker today in Magnolia.  Despite the 40 degree temperatures, after a short trip to REI for warmth reinforcements, we headed off from 34th Ave W straight up the A Hill side of Dravus.  I was suddenly reminded of the 4th of July when I hiked up a million stairs from Lake Union to East Queen Anne.  Once you go up the hill a few blocks you end up at the bottom of this wonderful multi-tiered staircase which rivals the steps at Golden Gardens.   It is an excellent start to walk and really gets your blood pumping.  It is also the hardest part and I love knowing that the hard part is over!

At the top of the staircase, when you finally get there, take a second and turn around because this is one of the MANY money shots from Magnolia.  Huffing and puffing and catching my breath, I was taken with the lovely view of the Space Needle and Downtown Seattle which seem like another world away when you are in Magnolia.   Further West as we kept going, we came across the wonderful Magnolia new construction development of Briarcliff.  If you are looking for new construction homes in Magnolia, then these large new Magnolia view homes might fit the bill.  There are some interesting floor plans and I would love to show you my favorite.  Briarcliff is nestled at the top of the hill with views of both Downtown Seattle and the Puget Sound and Olympic Mountains.

Keep walking back down the hill a bit going West and you will come to Magnolia Boulevard after passing many beautiful Magnolia view homes all in a large variety of styles, but every one of them beautiful and coveted by their owners.  There is a long list of Magnolia buyers who want to live here so if you are thinking about selling your Magnolia home, feel free to get in touch with me so I can give you some good tips on home selling tips and also current information on the Seattle Magnolia real estate market.

Take a left on the Boulevard and walk along the beautifully landscaped sidewalks with loads of charm and endless views all around you.  We walked for about a mile before cutting back over the hill to head back into The Village.  Magnolia Village homes have a great benefit of being right in the retail heart of this wonderful neighborhood.  Magnolia is truly a neighborhood that feels like an island and separate from the rest of Seattle.  Most people feel like they are in their own world there and The Magnolia Village is one of the key reasons why.

Wow!

The Magnolia Community loves Halloween and it shows. Beautiful homes were  decked with festive decor while kids showed off their Darth Vadar or Princess  regalia and the adults  mingled.

 Basically, last night was  a Norman Rockwell painting with a dollop of spookiness. Some families put on a Haunted Alley with frightening twists  and turns, throbbing music and strobe lights.  Watch out for the deranged clown and the guy with the chainsaw!  Not too be missed for the older kids.

 The streets of Magnolia were filled with children young and old,  and everyone said they wished Halloween was on a Friday so we could stay out later. It felt like a Halloween Mardi Gras!  Trick or Treating at it’s best.

Fort Lawton – Forgotten Fortress?

The closure of Fort Lawton located in Magnolia’s Discovery Park is bittersweet. Gone are the days of active United States military happenings and left behind are empty buildings, parking lots and opportunity. This urban park is about 534 acres and ready for new potential and protected wildlife refuge.

The most controversial issue regarding the space is what to do with former military property acquired by the City of Seattle around Discovery Park. In 2004, city planners announced it would purchase 23- 24 acres of U.S. Navy property within the park. The decision was ultimately made to demolish the structures and create open space. In 2008, plans to close Fort Lawton opened up debate over what to do with the former military base. Now that the military is gone it seems that plans for the future are moving forward. Much of the park is emptied out and decisions need to happen here, and soon.

Discovery Park can attract wild animals. In the winter of 2008-2009 a coyote in the park made headlines and in May 2009 a black bear was seen. In September 2009…the park was closed because of the presence of a cougar. The animal was trapped and transported to the Cascade Mountains. Next time you hike into the park and down to the waters edge look for the Orca Whales that have been reported to be more South than usual because they are hunting salmon which are close to the rivers & streams that run into Puget Sound.

Fort Lawton – The emblem on the gate has been removed. The United States Stars and Stripes no longer waves from the flag pole. Let’s not forget this important part of Seattle history. Seattle neighbor Queen Anne’s farmer’s market just wrapped its 2011 season up and now it is your last chance to enjoy Magnolia’s Farmer’s Market this Saturday October 22nd from 10AM to 2PM! According to their site the Magnolia market which began on June 18th will close the 2011 season this Saturday.

You can catch the Magnolia Farmer’s Market in the heart of Seattle’s Magnolia neighborhood in the Magnolia Village on 33rd Ave West at West McGraw between Starbucks and Serendipity.There are lots of colorful offerings and this 2011 season has been popular among Magnolia residents.
