The big news in Magnolia real estate market trends is a focus on Fort Lawton homes and also the Magnolia new construction when you look at Briarcliff homes. Other than that there is a lot of urban infill and significant remodeling going on everywhere you look. There are giant construction dumpsters everywhere! It seems as though the historical renovations at Fort Lawton in Discovery Park is just the tip of the iceberg! There is still a love of the Seattle historical homes in Magnolia, but we are seeing more and more of the modern sleek Magnolia luxury homes. You can love them or hate them, but they are here to stay and ideal for taking in the Seattle views that we have.
In looking at Magnolia Real Estate currently, there are 29 Active Magnolia homes for sale in the MLS. These range in price from $519,000 to $4,400,000 with a median price of $1,099,995. Of those, 7 of them were built in 2014 or 2015 to give you an idea of the new construction in Magnolia. Of these 29 Magnolia homes for sale, 13 of them are under a million dollars. Four of these thirteen are pushing the envelope in the high $900k range. The three most expensive Magnolia homes for sale were interestingly enough built in 1928, 1938 and 1948. I don’t know why I find that amusing except that they are not big boxes. There are 34 Pending Magnolia homes in the MLS – remember these are all residential and no Magnolia condos were included in these numbers.
BTW, YES that is 17.01% OVER LIST price. As in it was listed for $529,000 and sold for $619,000. A 1944 3 bedroom 1560 square feet home located at 3243 22nd Ave W.
